Developers of 107 projects apply for deregistration in Maharashtra

The Maharashtra Real Estate Regulatory Authority (MahaRERA) has received applications for cancellation of registration for 107 projects, including 41 in Pune. This is an increase from the previous count of 88 projects, as 19 new applications for cancellation were recently submitted. Consumers have not yet responded to the applications for deregistration of the initial 88 projects, prompting MahaRERA to extend the timeframe for suggestions and objections until July 7.

To address any objections to the deregistration of these 107 projects, individuals are encouraged to submit their concerns to [email protected] within the next two weeks, according to a MahaRERA official. The circular issued by MahaRERA on February 10 stated that non-viable housing projects could be cancelled under specific conditions.

The number of proposals for cancellation in Pune has gradually risen from 39 projects at the end of May to a total of 41 projects. A complete list of these projects can be found on the MahaRERA website.

Of the 107 projects seeking cancellation, 41 are in Pune, 16 in Raigad, 12 in Thane, 6 in Palghar, 5 in Mumbai suburbs, 4 in Mumbai city, and 3 each in Sindhudurg, Parbhani, Nashik, Nagpur, Chatrapati Sambhajinagar, Satara, Kolhapur. Additionally, there are 2 projects each in Nanded, Latur, Ratnagiri, Solapur, and Dadra Nagar Haveli, all of which are subject to cancellation.

Numerous housing projects have failed to materialize due to various reasons including lack of funds, financial unviability, ongoing court cases, and family disputes. MahaRERA stipulates that if cancellation impacts other parts of the overall project, consent from at least two-thirds of the allottees is necessary. Furthermore, if cancellation is requested for a project with minimal registration dues, these dues must be settled. Additionally, there should be no objections to the cancellation from relevant parties.

The Mumbai Grahak Panchayat, a state consumer body, has requested the revocation of delisted projects rather than deregistration, as announced by MahaRERA earlier this month. However, it is still awaiting a response from MahaRERA.
